Cluster Septic Systems

Cluster septic systems allow the filtration function for multiple units to be placed in one large area, avoiding the need for a separate absorption field for each house. Cluster systems are often used for subdivisions of up to 100 houses, and allow lot sizes to be significantly reduced. The underground tank remains at each house, however. In some cases the filtration area can also be a public common space. Various technologies are used to collect and treat the wastewater, but it is generally comparable to a septic system, only on a larger scale.
  • Environmental pollution problems (water bodies, air, etc.)
  • Excessive cost of providing public services/facilities for new development
  • Inadequate public facility capacity for attracting new development
  • Local officials resistant to new development ideas
  • Neighborhood opposition to new/innovative developments
  • New development locating in areas that should not be developed - such as farmland or environmentally sensitive areas
  • Effective tool for encouraging more compact development
  • Enables developers to take the lead in bringing quality growth type development to the community
  • No cost to local government
  • The quality, safety and maintenance of the system can be more easily regulated, compared to individual septic systems.

Georgia Implementation Examples

Hall County, GA - Harbour Point is a large privately-owned residential community located on the shores of Lake Lanier. There are many steep sloping areas and the developer knew that they needed to include a community septic system in their plans. Each resident was responsible for the installation and maintenance of a 1500-gallon septic tank and a wastewater filter for their own unit. They also have a contract with a private management company for monthly monitoring and maintenence. The community utilizes a community cluster system.
